When does it make sense to replace your roof instead of repair it?

Here’s a common question we often hear…

“Should I repair my roof, or should I just replace it?”

Well, the best answer is “it depends”.

Why?

Because there are usually several factors that you need to consider to make a wise decision, so I’ll list some of the most common ones.

Curling, cupped, cracked, missing shingles

When shingles are curling around the corners, it can mean you could have bigger problems. You may have poor attic ventilation, which can cause all sorts of nasty problems, or they may just be old and at the end of their useful life.

Missing granules on shingles, or granules in your gutter

Over time, and as part of the natural aging process, shingles will lose their granules. But the granules are a vital part of the shingle, protecting your roof from excessive sun and heat exposure. Excessive granule loss can also be caused by hail, foot traffic, and even defective or inferior shingles. If they lose too many granules prematurely, it can cause blistering, leaks, and ultimately roof failure.

If you lose too many granules, it causes bald spots on the shingles, which can cause leaks.

Storm, wind, and hail damage

Wind can actually lift shingles completely off your roof, especially if they weren’t installed correctly, and hail can cause small holes and blisters in your shingles, reducing the protection they provide to your home.

Your roof is at least 15 years old

Many shingles manufacturers recommend performing a thorough inspection of your roof if it’s over 15 years old. While many shingles currently on the market are superior to older ones, and have longer warranties, their longevity is still determined by the quality of the installation, and the proper ventilation of your attic.

Roof Advisor says with asphalt shingles, you should think about replacing your roof between 12-20 years. 

Does your just look old, tired, and worn out?

Just like people, your roof will naturally begin to show its age after being subjected to the forces of nature for a while. Even with the highest quality roofing materials, proper installation methods, and great ventilation

Bottom line:

Many of these factors can cause leaks or other problems, but that doesn’t necessarily mean you have to replace your roof.

As you see, there are lots of variables that affect the longevity of your roof, and whether it’s better to repair it, or possibly replace it.

The age of your roof, and/or serious damage, are often the two biggest reasons to replace your roof instead of repairing it.

Another important thing to consider (which has nothing to do with the roof itself) is if you plan on staying in your home long term, or if you’re there just temporarily. If you plan on selling near term, it may be smarter to repair, depending on the extent of damage.

Obviously, roof repairs will be much cheaper than a full replacement.
